Full walkthrough
The commission is a percentage of the room rate and the fees you charge, such as cleaning. It leaves out city tax, and in most countries it is charged on VAT or GST too.

Booking.com host fees, answered
How much commission does Booking.com take?
Booking.com publishes no standard rate. It is a percentage fixed in your accommodation agreement, and it varies by country and property type. Use the rate in your contract. As an example only, 15% on $150 a night for 3 nights plus a $60 cleaning fee is $76.50, and you keep $433.50.
Where do I find my Booking.com commission rate?
Booking.com says you can find it in your accommodation agreement, or in the Extranet under Finance, then Reservation statements. If the rate on a statement is higher than your contract, you may be in a marketing programme such as Preferred Partner or Visibility Booster.
What is the commission charged on?
Booking.com says it covers the room rate and the extra fees you charge, such as cleaning, service fees and no-show or cancellation charges. It does not charge commission on local taxes such as city tax. In most countries it does charge commission on VAT or GST.
Does the Genius discount change the commission?
Genius is a discount you give members, not an extra commission. A mandatory 10% applies to your cheapest and most popular room, with optional 15% and 20% levels. Because it lowers the price the guest pays, the commission is charged on less: at 15% the default booking falls from $76.50 to $69.75 in commission, and you keep $395.25.
What is the Payments by Booking.com fee?
For bank transfer payouts, Booking.com charges a payment service fee as a percentage of the total value of each completed reservation. It depends on your property's location and is not on the pages we read, so see your Extranet. As an example only, 2% on the default booking is $10.20, leaving $423.30.
Do Preferred Partner and Visibility Booster cost more?
Yes. Booking.com says Preferred Partner comes with a small increase in commission, and Visibility Booster lets you choose a commission rate on a slider. It does not publish the amounts, so enter the extra percentage from your own statement in the programme box.
Does Booking.com charge VAT on its commission?
Booking.com applies VAT to the commission invoices of EU partners who have no valid EU VAT number. With a valid number it does not apply VAT, and you account for it yourself. It does not state a rate, so type the VAT rate on your invoice into the calculator.
How does VAT in my price change what I keep?
The VAT or GST in a guest price belongs to the tax authority. If your $150 rate plus $60 cleaning has 20% VAT added on top, the guest pays $612.00. At 15% on that whole amount the commission is $91.80, and after the $102.00 of VAT you keep $418.20.
Is commission charged if the guest cancels or does not show?
Booking.com says commission is charged on non-refundable and partially refundable bookings whether or not the guest stays, and on cancellation or no-show fees you charge. It is waived if you waive the fee and mark the no-show within 48 hours of checkout.
How do I price a night to hit a target?
Switch the calculator to "Find price", then set the profit or margin you want per stay. It solves for the room price that leaves exactly that after the commission rate you entered, any payment fee and your costs.

How we checked every number
Every number on this page comes from one data file, checked against Booking.com's own partner help pages on 20 Oct 2026. The calculator, the worked example, the tables and the FAQ all read from it, so they cannot disagree.
Booking.com does not publish a commission percentage, so the calculator does the maths on the rate you type in. The 15% it starts from is an example, not an official rate.
What we could not confirm or do not model
- The commission rate: Booking.com publishes no standard rate, range or average. It is a percentage fixed in your accommodation agreement, and it varies by country and property type. The 15% in the calculator is only an example. Use the rate from your contract or from the Finance tab under Reservation statements in the Extranet.
- Marketing programmes: Preferred Partner and Preferred Plus raise your commission, and Visibility Booster lets you choose a rate. Booking.com does not publish the amounts. If the rate on your statement is higher than your contract, add the difference in the programme box.
- Payments by Booking.com: bank transfer payouts carry a payment service fee as a percentage of the total value of each completed reservation, and it depends on your property's location. No percentage is on the pages we read, so the box starts at 0. Whether tax is inside "total value" is not stated, so we apply the percentage to the same amount as the commission. Virtual credit card payouts carry a fee from your own bank or payment provider instead.
- Commission on VAT or GST: Booking.com says it does so in most countries, under local law and its General Delivery Terms, and never on city tax. We cannot list the countries, so the commission-on-VAT switch is yours to set.
- Genius: the mandatory discount is 10%, with optional 15% and 20% levels. The pages state no extra commission for Genius, so the calculator only lowers the price. We apply the discount to the room rate, not to the cleaning fee.
- VAT on the commission invoice: Booking.com applies VAT to the commission invoices of EU partners who have no valid EU VAT number, and not to those who have one. It does not state the rate, so you type it in.
- Commission also applies to non-refundable bookings and to no-show or cancellation fees you charge, whether or not the guest stays. Cancellation and no-show cases, local per-person charges and income tax are not modelled.
