Full walkthrough

The commission is a percentage of the rental amount and the fees you charge, such as cleaning, with taxes left out. Where Vrbo adds VAT or GST to its commission, that is a separate line.

Here is one booking from the calculator above, worked through. A host in the United States charges $150 a night for 3 nights and a $60 cleaning fee, on the 12% all-in commission.

  • Booking subtotal$510.00
  • Vrbo commission12% of the $510.00 rental amount and fees you charge-$61.20
  • You keep$448.80

Vrbo took $61.20 in fees, which is 12% of the $510.00 subtotal. The traveler also paid a Vrbo service fee on top, which is not part of your payout.

Vrbo adds this on top of its commission. It gives the rates for Australia and New Zealand and says Japan has none. For the UK and EU it says VAT is charged where it applies but gives no rate, so we use the standard rate and you can change it.

  • Vrbo's new host terms take effect. Its help centre already shows a flat 12% all-in commission, which we read as the fee that starts with them.

  • Starting October 2026, most hosts still on the annual subscription are switched to pay-per-booking. New sign-ups for the subscription are closed.
Questions hosts ask

Vrbo host fees, answered

How much does Vrbo take from each booking?

From 29 October 2026 Vrbo's help centre shows a flat 12% commission that includes payment processing. On $150 a night for 3 nights plus a $60 cleaning fee, the subtotal is $510.00. Vrbo takes $61.20 and you keep $448.80.

Is Vrbo changing from 5% plus 3% to 12%?

Vrbo's host site still shows a 5% commission plus 3% payment processing, while its help centre shows a flat 12% all-in commission and its new host terms take effect on 29 October 2026. No page says in one sentence that 12% starts that day, so linking the two is our reading. On the default booking the old fee leaves you $469.20 and the new one $448.80.

What is the Vrbo fee charged on?

Vrbo says the commission is charged on the rental amount and any extra fees you charge the traveler, such as cleaning, pet and boat fees. Taxes are left out, and so are security deposits.

Are taxes and deposits charged a fee?

Vrbo says taxes and security deposits carry a 3% payment processing fee but no commission. With $50.00 of taxes and a $300.00 deposit on the default booking, that is $10.50, and you keep $438.30. We read the 12% fee as already covering processing on the rental amount, which is our interpretation of Vrbo's wording.

Does Vrbo charge VAT or GST on its commission?

Where VAT applies, Vrbo says it is charged in addition to the commission. For Australia Vrbo gives GST at 10% of the commission, which on the default booking is A$6.12, and for New Zealand 15%. Japan has none, and a valid GST ID entered in the Owner Dashboard stops it. For the UK and EU Vrbo gives no rate, so we start from each country's standard VAT rate and you can change it.

What if I use property management software?

Vrbo says hosts who use it pay 12% commission, and 12% to 15% in some regions such as Europe, Australia and New Zealand. Your software provider charges its own payment processing. Choose Custom commission in the calculator and type the rate shown in your Owner Dashboard.

What is the traveler service fee?

Vrbo adds a service fee for the traveler, as a percentage of the reservation total before taxes and refundable fees. It varies with the reservation amount and Vrbo publishes no percentage. It is paid by the traveler and does not come out of your payout, so the calculator does not model it.

What if the booking does not come through Vrbo checkout?

If the reservation comes from Vrbo but was not booked through its checkout, Vrbo says it charges a 10% booking fee instead. The calculator does not model that case.

Does Vrbo refund its fees if a booking is cancelled?

Vrbo says that on a full refund to the traveler the commission and processing fee are returned. On a partial refund the commission is not refunded, and the processing fee is reversed only for the amount refunded. The calculator works on completed bookings.

How do I price a night to hit a target?

Switch the calculator to "Find price", then set the profit or margin you want per stay. It solves for the nightly rate that leaves exactly that after the Vrbo commission, any VAT and your costs.

How we checked every number

Every number on this page comes from one data file, checked against Vrbo's own help centre, host site and host terms on 20 Oct 2026. The calculator, the worked example, the tables and the FAQ all read from it, so they cannot disagree.

Fees are rounded to the cent one at a time. Where a Vrbo page was unclear or we could not confirm a rate, we left the option out instead of guessing.

What we could not confirm or do not model

  • The start date: Vrbo's help article shows the 12% all-in commission and its new host terms say "Effective From: 29 October 2026". No page says in one sentence that 12% starts that day, so linking the two is our reading. Vrbo's host site still shows 5% commission plus 3% payment processing, so the calculator offers both.
  • Taxes and deposits under 12%: the article says the fee includes payment processing, and also that taxes and security deposits carry a 3% processing fee but no commission. We read that as 12% on the rental amount and fees, plus 3% only on the taxes and deposit you collect.
  • Deposit processing: under the old fee Vrbo returns the 3% charged on a damage deposit when you refund the deposit, so the calculator leaves it out. The new article does not say, so under 12% we count it as a cost.
  • Commission base: the help article says the rental amount and the extra fees you charge. The host terms say processing fees are included in the booking amount that commissions are calculated on. We follow the help article, which is written for hosts.
  • VAT and GST: Vrbo gives GST rates for Australia (10%) and New Zealand (15%) on its commission and says Japan has none. Its text still says the GST amount is always 0.5% and 0.75%, which was true only at the old 5% commission, so we work out GST from the commission instead. For the UK and EU countries Vrbo says VAT is charged where it applies but gives no rate, so we start from each country's standard VAT rate and the box is editable.
  • Property management software: hosts who use it are charged 12%, or 12% to 15% in some regions, and pay their software provider for payment processing. We do not know which regions pay more, so pick Custom and type the rate in your Owner Dashboard.
  • Traveler service fee: Vrbo says it is a percentage of the reservation total that varies with the amount, but publishes no figure, so we do not model it. It is paid by the traveler and does not come out of your payout.
  • Bookings that start on Vrbo but are not booked through its checkout pay a 10% booking fee, and bookings from expanded distribution partners may have higher fees. Neither is modelled.
  • Refunds and cancellations, the annual subscription price (not published), insurance products and income tax are not modelled.
